| Protect Your Investment With a Qualified Property Manager |
| By
Thom Sadloskos |
Property Management. Investment properties involve much more than just buying a property installing a tenant and collecting the rent. You'll find the services of a reputable Property Manger invaluable when it comes to protecting your investment. The primary role of a property manager, aside from finding you a qualified tenant, is to keep up routine maintenance on your property to avoid astronomical repair bills that can disrupt your cash flow and drain your finances.
Tenants. Finding you a qualified tenant is our most important job as your property manager. Although no property manager can guarantee you a tenant that will pay their rent on time, or care for the property as if it were their own, certain steps are taken to try and weed out those we feel will not be in your best interest to consider. Background, employment and credit checks are done on all applicants. Those selected must be gainfully employed and pay a security deposit equaling a month and a half rent which is deposited into an escrow account. In addition to this, prior to their taking occupancy,an inspection of the property is performed by the Property Manger with pictures of both the exterior and interior of the property taken as a record that it is in excellent condition. This procedure is repeated once a tenant vacates the property before the security deposit is returned to them. This will assure you that if any damage has been done to your property, it will be recorded and the expenses for repairs deducted from the security deposit and returned to you the owner to cover any expenses you will incur.
